Avalon Homes has 20 years’ experience in the residential property development market.

From small beginnings we grew our building contractor business into a successful venture which has since been meeting the needs of the entry level to middle sized residential market. We pride ourselves on offering a building package service where you as the prospective home owner purchases a stand and Avalon Homes presents you with a choice of a few well-designed plans and a choice of quality finishes.

Our experience includes developing full-title residential complexes along the same basis in the mid 90’s and at the turn of the century we broke ground as one of the first builders and developers in the now, well known, safe and sought-after Midstream Estates.

Any building project ranging between 180 sqm and 300 sqm is our area of expertise and we look forward to forging a partnership with our clients where together we can create your dream home that ultimately is an expression of your personal style and way of living.

Building Packages

  • The client buys an Avalon Homes stand together with a building contract and concept plan.
  • The transfer process takes place where after Avalon Homes supplies all the building material, labour and services to construct the property through a sequence of progress payments in the form of drawings against the mortgage bond. The drawings are determined by the percentage of completion which is certified by the bank’s valuator.
  • The Client pays the interest charges on the amounts drawn on the mortgage bond until the date of Occupation.

Building Contracts

  • The Client purchases his own stand and concludes a building contract with Avalon Homes.
  • Avalon Homes will draw up the plan according to the client’s requirements.
  • The transfer process takes place where after Avalon Homes supplies all the building material, labour and services to construct the property through a sequence of progress payments in the form of drawings against the mortgage bond.   • The client pays the interest charges on the amounts drawn on the mortgage bond until the date of Occupation.

Project Management

  • The Client purchases his own stand and Avalon Homes overseas the project management on behalf of the client with regards to the plans, building material, sub-contractors and labour.
  • The Client is responsible for monthly payments of all the above together with an agreed upon Monthly Project Management fee.
